Need help in deciding home loan tenure
I have decided to take a home loan of ₹60 lakhs, but I am struggling to decide on the loan tenure.
One part of me feels I should repay the loan as quickly as possible by opting for a tenure of less than 10 years. However, this would mean paying a significantly high EMI every month.
On the other hand, another part of me suggests choosing a longer tenure of 15-20 years, which would result in a lower EMI. The remaining amount could then be invested in index mutual funds (assuming a return of 11-12%). This way, I could potentially build a large corpus while also owning the house by the end of the tenure.
Here are some details about me:
Age: 27 (Male) Occupation: Software engineer working in Bengaluru
Monthly salary after deductions: ₹1.2L
Expenses (including rent): ₹30K, leaving ₹90K per month
Parents: Financially self-sufficient, not dependent on me
