Reasonably Priced Wedding Venue?

Getting married is too damn expensive nowadays. We are trying to find a way to have venue rental, catering, and a beer and wine bar, for $10k total or less. That feels reasonable to me, but it’s been so hard to find that maybe I just underestimated the wedding market right now. Any recommendations on a reasonably priced (under $3k) that will either allow us to bring our own caterer and alcohol, or has a cheap in-house caterer?

Edit: Forgot to mention. Our guest list is 140 people. It will likely be less as far as who RSVPs yes, but likely between 100-130.
