It Happened: 2 Deals Under Contract. Only Enough Money for One.
Value-add retail deals. Been making aggressive offers on on-market properties that have been sitting for a while.
Got a deal under contract that's a solid deal, great location. Capital required: $500k (25% Down + Closing costs + Value add)
Then I got contacted for another deal I've been chasing for a while but was under contract with someone else...they are falling out. This deal has crazy good numbers but eh location. Got the one under contract as well. Capital required: $350k.
I only have $500k.
The obvious answer is to raise money but I'm not sure I have the network (or time) to raise an additional $350k.
